This situation requires an aggressive approach – immediately presenting a contract to the seller that does not exceed the clients’ budget and market value of the property. Unfortunately, realtors often allow their clients to walk away from homes that are priced outside of budget, with the belief that purchasing the home is an impossibility. Since this was the Thomas’ dream home, it was worth fighting for and making an offer that was at market value and within budget.
While the initial offer was refused by the seller, we held firm with our original offer.
Results
After a few weeks, the seller’s asking price dropped and the Thomas’ offer was accepted among several other offers because of their professional approach to the process.
Alan and Lori Thomas are now in their Dream Home.
