Client: Candy Clandening
Property: Old Leawood
The Challenge
Putting a current residence, in need of repair, on the market at the appropriate asking price. Several realtors are advising the seller to sell at a price well below market because of the repair issues.
One more realtor is consulted.
The Vosburgh Approach
After consulting with Eric Vosburgh, a cash flow matrix was developed to identify potential selling prices relative to selling and repair costs. The analysis also considered timing as well as available funds for the needed repairs.
Eric was able to advise Candy to prioritize only the repairs that would add value to the house.
Results
Even as the repairs were still in progress, Eric was able to identify a buyer at a reasonable price, higher than what Candy was originally advised to sell it at, and before additional repairs were needed.
